Are you thinking of Renting?
If you're new to this process you are probably wondering how you go about it and how complicated it might be! Well here's a high level list of what may be asked of you:
ID and proof of current address – you’ll need to provide at least one form of identification, either a passport or driving licence, and a utility bill or bank statement no more than three months old addressed to you at your current residence.
Proof of income - three months recent payslips from your employer will need to be supplied or proof of funds or pension. Alternatively, in the right circumstances we can consider the full six months rental up front.
Guarantor – if affordability is tight based on your current income, we can consider a Guarantor. This is someone who will be willing to pay your rent if you miss any payments or make a shortfall. They will need to have a clear credit and pass an affordability check either through current income or proof of savings.
Employer reference – your employer will be contacted asking for a reference to confirm your employment status, length of contract and annual salary.
Previous landlord reference- your current or previous landlord will be contacted to see that you are a suitable tenant and pay your rent on time. We understand that this is not always achievable for example, if you are leaving home for the first time.
Deposit – From June 1 2019 the maximum deposit a landlord can expect a new tenant to pay is equivalent to five weeks’ rent. This should be lodged with a government backed scheme.
One month’s rent up front – all rental payments should be made monthly in advance.
Sign the tenancy agreement – both the tenant and the landlord need to sign the tenancy agreement so that both parties are in agreement as to how things will work and what is expected of each other throughout the tenancy.
