Moorlands Lettings offers two packages - the Fully Managed Service or Tenant Find only. Please see below for further details on what these packages offer so you can find which option best suits your needs.
Fully Managed Package £325 plus 10% of rent collection
Without doubt the favourite option for most Landlords, our service includes the following:
Appraising the property for rental
Draw up property details including room sizes
Advertise the property online including Rightmove, this website and social media forums
Accompanying viewings with potential tenants
Obtaining references, credit checks and affordability checks on potential tenants
Right to Rent checks on potential tenants
Ensure that the property is compliant with legal requirements
Preparation of the tenancy agreement
Issue tenants with all necessary paperwork
Produce an Inventory including photographs (where required)
Organise the collection of the Tenant's Deposit and first month's rent
Take pictures of all meter readings
Register the Deposit with the DPS (Deposit Protection Service)
Collecting rent from tenant monthly
Transfer of rent to your account and send copy of statement
Provide annual rent summary for tax purposes (if required)
Inspect the property periodically
Act as initial point of contact for tenant for maintenance issues
Arrange any repairs during the tenancy
Ensure legal updates and requirements are met
Review rent annually
Issue the relevant legal notice to bring the Tenancy to an end (if required)
Check out tenants and negotiate any deductions fro the deposit
Organise the release of the deposit from the DPS
Tenant Find Service £450
If you are comfortable with your legal requirements and happy to manage the property rental yourself, we can just find the right tenant for you! This service includes the following:
Appraising the property for rental

Accompanying viewings with potential tenants
Obtaining references, credit checks and affordability checks on potential tenants
Completing Right to Rent checks on potential tenants
Ensure that the property is compliant with legal requirements
Preparation of the tenancy agreement (Assured Shorthold Tenancy)
Issue tenants with all necessary paperwork
Produce an Inventory including photographs (where required)
Organise the collection of the Tenant's Deposit and first month's rent
Take pictures of all meter readings
Register the Deposit with the DPS (Deposit Protection Service)
